I can’t rate this lovely place highly enough. Extremely friendly and nothing too much trouble. Offered use of the dining/ lounge area to eat takeaways. There is even a microwave for personal use. Beautiful sea views from the bedrooms. Spotlessly clean. If you are looking for a base in this area you won’t find better.

Service second to none and a wonderful friendly atmosphere. Great choices for breakfast and owners go the extra mile to inform guests of the origins of the local produce. Made to feel at home and nothing too much trouble. Highly recommend!
Tips:UK pensioners can use their travel passes for free bus journeys to many of the beautiful resorts and endless gorgeous beaches. Invest in a Cornwall travel book, there is so much to see and wonderful fresh fish restaurants everywhere! Can't wait to return.

Excellent service and helpful. Mark and Anna go out of their way to ensure you have a pleasant stay.
Tips:Beck’s restaurant, which is nearby, is a good place to have an evening meal. Tate St. Ives is a recommendation for modern art enthusiasts. Park your car and get on the Atlantic Coaster bus to see the scenic coastline on your way to see Cornish attractions such as the Heritage tin mining sites as well as Lands End.

Mark and Anna are extremely welcoming and accommodating hosts. I like their traditional bed and breakfast values and they were always on hand to help. Very personable yet not intrusive. Choice of breakfast menu, made to a personal order every morning. No complaints at all.
Tips:Carbis Bay beach is a 10/12 minute walk (downhill) from the accommodation(perfect for a refreshing early morning swim). Becks fish and chips diner/take away is a 10 minute walk. Often a queue but tasty and reasonably priced. St Ives is about a 15 minute walk (downhill) and Hayle is about an hour walk. Both are accessible by a local buses which generally run every 30 minutes. Porth Kidney beach is more secluded and is about a 20 minute walk or a short drive.

Tips:OAP bus pass can be used to a good effect including on the tourist buses. Worth a visit to the Tourist Information Centre to obtain a bus timetable and generaaaaal info. If the train works for you one hardly misses a car and have no parking problems.

Mark and Anna are exceptional hosts and will go the extra mile to ensure your holiday is enjoyable. The rooms are spotlessly clean and also have a fridge were fresh milk and water are added daily. Location is good and has its own private car park. Buses and trains run into St Ives regularly if required. Breakfats are excellent. Recommended to anyone staying in St Ives and don't think you will find anywhere better
Tips:Porthleven is a lovely place to visit as is Kynance Cove

Everything was excellent the room was spotless and comfortable, Mark gave us lots of useful information on arriving, the breakfast was lovely cooked to order . Lots if little touches that made it a wonderful break , thank you. We will definitely recommend and return again .
Tips:Buses are good to get to st Ives we had a lovely meal in The Cutty Sark in Marazion , but you need to book and have to drive there about 20 minute's in the car

Anna and Mark are wonderful hosts who made us feel very welcome and provided excellent advice on where to eat, local transport facilities and attractions. Our room was very clean, comfortable and well appointed. Travel to St Ives without using a car is very easy by either bus or train service.
Tips:For evening meals try The Gannet Inn which is just across the road, good food and service. The attractions of St Ives are easy to visit but I advise that you do not take your car, use the local bus or train service, both these provide short journey times and cheap fares.

Mark and Anna were very friendly, helpful hosts. Very knowledgeable about the local area. The room had everything we needed including a small fridge, and was spotlessly clean.
Tips:Very close to bus stops into St Ives, £2 single or £3.50 return. Train from Carbis Bay into St Ives £2 return although all downhill to the station therefore all uphill on the way back! The Gannet restaurant over the road is lovely for a treat. A bit pricier than most but the food was fab and all freshly prepared and cooked. We liked the Beach Restaurant in St Ives, very reasonably priced given it's location opposite the harbour and the service and food were great. Plenty of shops, cafés and takeaways in the town. If eating out in the open do be aware the gulls will take ANY opportunity to share your food!

Excellent stay - quiet location above the lovely Carbis Bay Beach which is a 5-10 minute walk down. We took the very frequent bus service into St Ives and back about a block away. You can walk the 1-1 1/2 miles along the beach and coastal path to St Ives - highly recommend this very pleasant and beautiful walk as well as the easy downhill sidewalk which is less scenic. The home is clean and comfortable with very nice breakfast but the best of all is the helpful advice and recommendations given by Mark and Anna, the terrific hosts. We would highly recommend staying here to visit St Ives and the surrounding sights in West Cornwall.

Only thing I would mention is we did have some problems with the water supply in the room. The shower was very tepid and had very little pressure. At one point I went to wash my hands and no water came out of the basin tap. I’m not sure if it’s a room issue or just the water pressure in the area is not great but it happened both days we stayed.

Die Unterkunft war bisher die beste auf unserer Südengland Rundreise. Mark ist ein sehr guter Gastgeber. Das Frühstück war Qualitativ sehr hochwertig.Das Zimmer mit mini Kühlschrank groß genug mit guten Betten. Die Sauberkeit im ganzen Hausbereich sowie Zimmer überdurchschnittlich. Kurz gesagt wir waren rundum zufrieden.

Tips:Located close to Top class Restaurant/Hotel Gannet Hotel. Food Excellent. Plenty of other places to eat, ie Tapas Restaurant, fish and chips. Local food shop and pharmacy close by. Places to visit Good walk from Carbis Bay Beach follow coastal footpath to Una Church plenty of picturesque views on the way and on return to Hotel. Godrevy Beech we drove to, plenty of walks viewing seals near lighthouse. Beaches all around very sandy and clean. Carbis Bay Beach lovely water temperature not too cold. Beautiful place to be for a lovely break.

We have been regular visitors to the area for the last 12 years. Our first time staying at The Mustard Tree. Mark and Anna are very welcoming and attentive hosts, nothing is too much trouble. We were delighted to be able to book 3 nights at fairly short notice. Good sleep, good food and encouraged to make use of a generous guest lounge and garden. Conveniently located for Carbis Bay and St Ives. Station a short walk, albeit down and up a steep hill. Car Park accessible from behind the property.
Tips:We love the Spanish tapas restaurant within walking distance, La Casita. Also recently opened an Italian Trattoria called Romana’s just down the road. We love using the train to go in and out of St Ives. Also, close to the SW coastal park if you want to enjoy a more energetic walk there and back. Access to the south coast easy by car or train. Penzance, Porthleven, St Michael’s Mount.

Really friendly welcome, easy walk from the train station and 100 yrds from the bus stop. The welcome pack in the room was very informative with lots of local places to eat and visit. Lovely clean room including the ensuite with excellent facilities (the mini fridge was a nice touch). Breakfast was nice and relaxed, the fruit and cereal were fresh and the cooked breakfast was really well cooked and tasty. We would highly recommend to anyone.
Tips:We travelled by train and the short walk from the station to the Mustard Tree was perfect. We made full use of the local buses during our stay and would recommend it (it looked very busy with cars in St Ives and parking was a nightmare). We also went to Penzance which only took 35 minutes and stopped in the middle of the town. There were plenty of lovely places to eat and drink nearby and lots to see and do. Will definitely be back.

Wir waren zum zweiten Mal nach 5Jahren bei Mark und Ana und das Haus ist in einem Top-Zustand, alles ist blitzeblank sauber, das Frühstück ist ausgezeichnet und wird von Mark und Ana sehr liebevoll zubereitet. Es gibt immer frische Früchte. Mark ist sehr hilfsbereit und hat uns tolle Tipps gegeben. Wir lieben Carbis Bay und das Mustard Tree und kommen bestimmt wieder.
Tips:Wir haben in St. Ives im ARDOR gegessen. Es hat gerade neu eröffnet, das Essen war ausgezeichnet, wir waren zweimal dort.

We recently had a very enjoyable two night stay at the Mustard Tree b&b. The room was immaculate as was the rest of the accommodation and the breakfast was delicious. Mark was a really welcoming and informative host who made our stay very comfortable. We would certainly recommend the Mustard Tree to friends and hope to visit again in the future.
Tips:We had a really good meal at the Porthminster Kitchen in St Ives and found a lovely restaurant opposite the Tate whose name I didn't catch but it overlooked the beach and the food and staff were brilliant. We enjoyed walking the coastal path to St Ives and back to Carbis Bay a couple of times and also found the train service very handy and reliable.

Mark and Anna were the perfect hosts. Always there when you needed them and very helpful. Gave us lots of ideas to make our stay perfect. The room we stayed in had a fabulous view of the coast.spotlessly clean and a very comfortable bed. The breakfast was wonderful and they cooked whatever choice you made. Definitely will be back again very soon.
Tips:We found using the train and buses made it very easy to get around and very reasonably priced. The gannet inn is a lovely restaurant to have a nice evening meal. And down at carbis bay there are a few places to eat during the day.

I had a lovely stay at The Mustard Tree, it was clean, good amenities and facilities. There is a wide variety to choose from at breakfast from fresh fruit, yogurt, cereals and a hot breakfast. The hosts Mark and Ann were friendly (although I didn’t personally see Ann, she makes a great hot breakfast to set you up for the day). Mark was welcoming and gave me lots of good suggestions on the easiest way to travel to St Ives and lots of restaurant recommendations. I will definitely stay here again.
Tips:Follow the suggestions of the hosts as they know best. Do not drive into St Ives but take the train for a beautiful scenic view (2024 the price is £1 one way).

We had an amazing 3 days at the mustard tree run by owners mark and ana - with almost having no accommodation to finding the mustard tree and the room we wanted to be available very last minute felt like a miracle. Thank you mark and ana for such kindness and providing such a comfortable, home like atmosphere and environment. we got to see the room before we made any decision, that had already impressed me but it was perfect and exactly what we were looking for. ana immediately had the room ready for us once the payment was made with a fresh bottle of milk and 2 bottles of water placed in the mini fridge every room had. enough space to store all your belongings and tea & coffee tray is provided in the room. There is room service daily. Thank you again! The breakfast was amazing every morning - thank you mark for taking the orders and im assuming both mark and ana cooked the incredible full english or whatever anyone preferred - a selection of fresh fruits, cereals (to have with milk already on the table), yogurts and even fresh croissants (available on request and in advance as they bake them fresh) are an option if you prefer.
Tips:Everything about this place is incredible - parking is available onsite, the keys have one for the main front door and one for the room, the locations is fantastic - very close to st. ives bay along with other attractions around carbis bay. Best form of transport (again thank you mark for the information and suggestions) is by train or the bus - finding parking in st. ives or carbis bay is next to impossible never mind the narrow roads and on-coming traffic and one way systems at some places. The tour bus that mark ever so kindly suggested we take if we want to see more and get value for our money but more importantly value for our time and experience was the best decision -thank you again mark. The lands end coaster tour bus with the open top deck is the bus to get on if you want a whole 360 round of the west coast - it covers everything upto lands end so we actually ended up seeing more than we planned -BONUS! the day ticket only costs £5-£7 per adult and its a hop on hop off like system but make sure you get on the blue tour buses only if you want to make stops at attractions and get on again to go the next one. There are plenty of food and drink options available around the mustard tree - reasonably priced and very satisfying. A few places are a short drive from the mustard tree so you can still drive around the area. Mark and ana have vegetarian breakfast alternatives for all you vegetarians and they are also kind enough to provide cutlery if you order an take out. if you want an excellent experience in st. ives book the mustard tree!

What can we say? Mark and his team go above and beyond for the guests. We were unable to fault anything and as a matter of fact they even offered little extras, like to iron our son's shirt for the wedding we were attending and even drive us to the venue! Far superior service than anywhere we have stayed before. Hope to be back.

Easy access to St Ives ; yet a quiet and welcomed retreat slightly out of St Ives when day of sightseeing and exploring was done. facilities were superb. We would highly recommend the mustard tree.

We have stayed at the Mustard Tree several times and Mark and Anna never disappoint. The friendly welcome, comfortable and clean accommodation, thick fluffy towels, delicious breakfasts and general relaxed ambiance ensure a super break enjoyed by all. The location in Carbis Bay is perfect, being so easy to get into St. Ives either on foot, by coastal train or bus, so a car can be left at The Mustard Tree when staying in the locality.
Tips:Excellent places to eat in Carbis Bay are La Casitas and The Gannet Inn. The bay is stunning and has a super sandy beach. Always best to walk there from The Mustard Tree as car park at the bay is small and expensive. The coastal walk into St Ives via the Carbis Bay hotel is worth doing during the day (approx 40 minutes) although too dark at night. The coastal train into St Ives is cheap, on time and only takes 3 minutes.

A fantastic place, beautiful inside and out. Our room was gorgeous, well equipped with a fridge and kettle. We faced the road and although there was some noise at night from people and traffic, this didn't bother us. Breakfasts were delicious with fresh fruit, cereal, cooked breakfasts and croissants on request. If you wish to bring in a takeaway in an evening, Mark and Anna are happy to provide plates and cutlery for use in the breakfast room. There is a communal lounge, ideal should the weather let you down, but we were out all the time. Mark and Anna are lovely, very friendly, professional and work hard to make you feel welcomed and relaxed. They also have a gorgeous Schnauzer, which made us feel at home. This was our first time at The Mustard Tree and hope it won't be our last!
Tips:The beach seven minutes downhill, a bit more back up. Coastal walk to St. Ives takes about an hour. Lovely beaches along the way. Boat trips to see the seals from St. Ives. Lovely walks and touristy things to do and see, but Carbis Bay quieter and less commercialised - perfect! Local eating places - The Gannet (delicious but large portions and need to book), The Bean Inn (good), The Cornish Arms (fair but very short staffed). Tesco near by. Bus stops close by. All in all, perfectly situated.

Mark welcomed us in and gave us a refreshing orange juice after a long journey. The car park is plenty big enough for the number of rooms. We had an exceptional stay! Mark, the owner, went above and beyond to assist us. The rooms and entire establishment were immaculate and exceedingly comfortable. Anna & Mark are extremely helpful & caring hosts in their spotless & comfortable home ! Nothing is too much trouble for them & their breakfast is perfect to start the day with ! We were delighted with our ground floor rooms as walking for me can be difficult . We also used the lovely lounge together as there were three of us & I was able to watch Wimbledon on their super sized TV. The location was great with only a short walk of about 10 minutes to where you can pop on the train to St Ives which only takes 4 minutes! Such a lovely area, lovely beach and beautiful views. We loved it.
Tips:St Ives is a mile up the road which has lots of places to eat, shops, and a lovely beach and harbour. You can catch the bus, train or take a nice walk along the coastal path. We also visited Penzance, travelling by bus. We have previously travelled there by train from Carbis Bay, transferring at St Erth to Penzance.

Mark and Anna are excellent hosts, their B&B is very nice and clean and breakfast was delicious and freshly made every day. The view of the sea and Carbis Bay from our room was to beautiful for words. They are very kind and generous and Mark always goes the extra mile for everyone. Mark told us of the beautiful places to visit and they were breath taking. It was our wedding anniversary two days after we arrived and my husband mentioned it to Mark and he remembered on the day and wished us a happy anniversary, which was a lovely thought. I definitely would recommend The Mustard Tree to anyone. Their prices are reasonable and the room was beautiful and clean every day and has a very comfortable double bed. Once again I would like to thank Mark for serving us breakfast every day and Anna for making it. Thank you Mark, once again for everything you did for us making our anniversary special,we will definitely never forget and we will return again to your B&B and ask for the same room with the beautiful view, which is a wow as you enter the room. There is a pretty garden if you want to sit and relax outside or you can relax in the living room. It is a lovely place to stay in and Carbis Bay is beautiful, there are garden walks that Mark suggested for you to stroll and walk to Porthminster Beach it has lovely restaurants and take away and is a short walk into St Ives.
Tips:Local restaurants that we went to were The Gannet Restuarant, La Casita, as we travelled to Newqua, Perranorth, Penzance and Lands End which is a must to see!

Teh Mustard Tree was perfectly suited to my interests for this trip. Lovely, quiet location, cozy, warm atmosphere, excellent innkeepers (lovely, efficient, great cook!), wonderful walking opportunities as well as bus access to more remote historical sites, brisk arts community, gorgeous views, enjoyable community of other guests.
Tips:Clarify your interests in advance, know walking will be involved, Mark (innkeeper) has full advice about local eateries (I enjoyed Fish and Chips at Becks, Spanish tapas at La Casita). I enjoyed the Barbara Hepworth studio and gallery, the Tate exhibitions (and a delicious lunch at the Tate cafe), the museum and pottery of the Leach Pottery. I took the local bus to Land's End and admired villages and seacoast along the way.

Tips:Just 5 mins walk from B and B there is the gannet restaurant and a sports bar done a bit from it also. Becks fish and chips it’s the nicest fish and chips I have ever had and plenty of it. La casita a little Spanish restaurant. So plenty on the doorstep to eat out. St ives is 1 1/2 mikes to walk hilly but a beautiful walk. Carbis bay beach is a hilly walk or you can take the car which is the most beautiful views and beach and restaurant you can go to looking over the sea. Buses are available just across the road from the B and B which will also take you to st ives. Beautiful shops and restaurants in st ives amazing atmosphere. If you ar a walker this is perfect for you to get out and about,

Mark was so helpful from the beginning by letting us park up early in the morning and handing us a set of keys to our room so that we could go off and enjoy our day without needing to come back and check in which helped us out massively. This is a super nice place to stay. I felt like I was the first person to ever stay in the room, it was spotlessly clean and modern with a beachy, coastal comfy feel and I loved coming back to the hotel every evening. The bed was the most comfortable that I have ever slept on and the sheets and pillows were the softest! I booked the mustard Tree for my daughter, son in law and little granddaughter. We were so lucky to have found this absolute gem. Mark was very helpful and went above and beyond to make their stay a happy one. They say things happen for a reason and this certainly did. They should have been staying at a friends but just 30 minutes away and they found it this was not possible after a 5 hour drive. While they were driving I rang The Mustard Tree and that is where all the stress disappeared, They were able to go to their absolutely beautiful family room to get ready for a wedding. My son in law said the breakfast was the best he has ever had, my 22 month old Granddaughter absolutely loved her fresh fruit and went back for more. My daughter said they were thrilled with everything. I am certain my husband and I will be booking the mustard tree too. My family said it really did make the perfect overnight stay. A big thank you all.

Good local bus connections (but don't expect them to run exactly on time!) Carbis Bay beach is gorgeous; Hayle beach, just across the water, is almost Caribbean like on a nice day. Mark made us feel very much at home. The room was very clean and comfortable and there was an excellent choice for breakfast. Nothing was too much trouble.
Tips:It’s a good base depending on what you want to do. I think that you need a strong pair of legs to walk to the beach , but that is what Cornwall is all about. We used the bus service to travel about to save the trouble of trying to find parking. If you have a good liking for fish and chips, try Becks just down the road, but beware, the portions are very generous. We also took the open top Coaster Bus to Lands End which was well worth a visit.

Tips:For vegan vegetarian travellers, the Bean Inn just down the road is fantastic. For gourmets of all diets and those with deep pockets, The Ugly Butterfly is a beautiful and tasty experience.

Extremely cozy and well managed B&B, comfortable quiet and super clean and equipped room, all details perfectly taken care of, delicious breakfast and very friendly owners, helpful with tips and hints. Well positioned to visit that part of Cornwall either by private car or even by an efficient public transportation. Fair rates. Very recommended.
Tips:The region is a great blend of nature (spectacular beaches, capes and coastal paths) and interesting history, heritage and culture. St Ives is a really beautiful village. Don’t miss Lands End (just a matter of walking beyond the commercial premises!). Porthcurno and its carrabean beach as well as St Michael’s Mounts worth a visit. Restaurants in the area may tend to be pricey and not always up to the price, so rely on Mark’s advice!

Conveniently close to, yet sufficiently far away from the hustle and bustle of St Ives, we were very impressed with this friendly B&B. Welcoming, helpful staff, a clean room and reasonable peak-season nightly room rate Free, on-site parking is an asset, as is the comprehensive breakfast! Good base from which to explore West Penwith.
Tips:To avoid traffic noise, walk the coast path to St Ives (or take the train) and enjoy the views. Pre-breakfast stroll on Carbis Bay beach will calm the mind and stimulate the appetite! The Bean Inn - superb vegetarian restaurant only a short walk away. Dine-in and take-away - booking/ordering in advance always necessary.

Mark and Anna were tremendous hosts. Very welcoming and full of local intel.
Tips:Gannet pub across the road great place to eat. Open top bus around Cornwall at £5 per person for day pass hop on and off great value for money and a fantastic way to see this part of the world. Note driving car around Cornwall - parking generally very expensive!!! Local beach 20 mins down hill, coming back up the hill took a great deal longer in time and effort, but we’ll worth it.

Very friendly & pleasant place to spend a holiday. My room is compact but very cosy with a pleasant view across to Godrevy. Mark & Anna are very good hosts. Have enjoyed all my holidays (two weeks) to date at the Mustard Tree.
Tips:Besides the obvious places to visit it is worth visiting Prussia Cove on the South Coast & Gurnards Head on the North Coast plus a beach close to Pendeen light house very nice Sandy beach & quiet. Beck’s restaurant in Carbis Bay do nice fish & chips, as does the Balancing Eel in St. Ives (if it ever reopens after COVID that is!). Philps Pasties at Hayle are excellent.

Fabulous bed and breakfast hotel which is run by a lovely couple, who can’t do enough for you. The free breakfast is delicious and you are provided with free water, milk, tea and coffee in the rooms daily. The hotel is spotless and is in a great position for the lovely beaches and restaurants nearby. I would definitely recommend to people and look forward to staying there in the future.

Nothing is too much for this hard working and welcoming couple;friendly and welcoming without being intrusive. They were happy to accommodate around my requirements (and even made me a sandwich to take home on the train,a very thoughtful touch).
Tips:Most paths/roads lead down to Carbis Bay beach which is not as busy as St Ives. Once there,either direction will take you along the coast path to St Ives/Lelant Saltings and Hayle. Be aware that Lelant branch line station is a request stop(no car park). Becks fish and chips is worth a visit too (about 500 mtrs from MT).

Very clean, modern, comfortable accommodation. Good tasty breakfast and great hospitality. Car parking at the rear too. Some rooms with a sea view. The location is fab, being a short walk to Carbis Bay. Buses and the coastal railway station into the town of St. Ives are nearby, plus there is a coast path that runs behind the Mustard Tree, a huge advantage as the car isn’t needed for a lot of the holiday. We have booked for 2022 too.
Tips:Nearby places to visit:-Godrevy for seal spotting and lovely landscapes. Marazion and St. Michael’s Mount a ‘must’ visit, very picturesque. Mousehole a quaint fishing village…..park on the hill outside the village though! Porth Kidney sands, huge beach, not a lot of people. Since the pandemic, restaurants need to be booked in advance of your holiday. There are plenty in St Ives and several near The Mustard Tree too.

The Mustard Tree is a warm and inviting little spot close to Carbis Bay beach and the train station. The rooms are clean and ours had the best view of the bay. There was always fresh milk in the fridge and I have to say that the breakfast - which was a range of hot and cold food was the best Ive had in a long time. The cooked breakfast was a thing of beauty.
Tips:We used The Mustard Tree as a base to see the different areas of Cornwall and had the best time. I highly recommend this cosy little B+B.

Best B&B we have ever stayed in - every possible comfort for the guests is considered from fridge in room with fresh milk daily, a microwave, plates and cutlery in the breakfast room in case you have a take away in the evening and even a lift to and from Carbis Bay Station. We were in doubt if we should come out for holiday at all while the covid cases were high, but once I saw all hotel staff wearing masks my heart is at ease.
Tips:The Thai Chef in Hayle has the best food so far in our tour in Cornwall. Phone order first then collect, always cooked ready on time. Better than the Talay Thai Kitchen in St Ives who is more expensive, smaller portion, taste good but not as good, wait much longer, harder to reach by car.

We made this booking last minute and stayed in the only available room which was a small double. Though quite small Mark & Anna had maximised the space really well and the decor was light and modern so the room felt larger than it was. Dual aspect windows meant the room remained cool during the recent heatwave. No complaints on cleanliness here, everything was beautifully clean and the room smelt lovely and fresh on arrival. We found Mark to be an excellent host with just the right balance of friendliness and professionalism. He was knowledgeable of the area and provided great tips. There was a great selection to choose from at breakfast time and the food cooked by Anna was delicious. I especially loved the scrambled egg as this was cooked exactly how I like it. The downside was the walk up the steep hill from the beach / train station, not great in a heatwave but well worth the effort as the beach is beautiful and equals any You would find overseas. We would highly recommend a stay with Mark & Anna at The Mustard Tree.

Mark and Anna were excellent and attentive hosts who went out of their way to make our stay as comfortable as possible. Due to the very hot weather we had during our stay they very kindly moved us to another more cooler room on the ground floor which was very much appreciated. The Mustard Tree is situated within a great location especially close to Corbis Bay Beach and the train for easy access to St Ives ( which is a must see trip along the stunning coastline).
Tips:A trip on the top deck of the Atlantic Coaster bus to Marazion is a must and and the views of St Michaels Mount were amazing.

Received a very warm welcome at The Mustard Tree. The host was very helpful on our first day when we arrived a little early. The room was very spacious and immaculate, with excellent facilities. An added bonus for us was the fridge as we had to stay in our room one night to avoid the football. I would certainly recommend The Mustard Tree to anyone looking to holiday in or around St Ives. We would not hesitate to book again.
Tips:The train is the best way to get to and from Carbis Bay to St Ives and runs every half hour, like clockwork. We ate one evening at the Bier Huis Grand Cafe and the food was delicious with the largest selection of beers I have ever seen. You must try the Kwak just for the theatricals! Plan ahead for evening meals as walking in would not have been an option.

First time I had been to Carbis Bay or St Ives and it does not disappoint. The Mustard Tree is well situated just up the hill from the Carbis Bay train station, which is a short five minute ride to St Ives, with spectacular views from the train. A lovely welcome at the Mustard Tree from Mark, with an introduction to the B&B and what to expect and good local knowledge and tips on the area. Our room was clean and comfortable, nice to have availability of a fridge in the room and good information about the B&B, breakfast and local area, including the gulls! Lovely breakfast made to order, with a good selection of alternatives including lovely fresh fruit. Mark is a great host, very warm and welcoming and a great judge of his guests. Mark was happy to talk to those who like to chat, but also aware of the privacy of quieter guests. Clearly takes pride in his B&B. Would highly recommend this B&B.
Tips:St Ives was incredibly busy and we didn’t go during summer holidays. I would highly recommend making bookings for meals before your visit.

Mark and Anna are very friendly and helpful, nothing seems to be too much trouble. Some rooms have sea views, we had one facing the garden and main road (9) surprisingly the road noise wasn't as bad as expected and didnt affect our very enjoyable stay. Covid has caused problems for many in this industry, but Mark and Anna seem to be sailing through with a very well organised and presented establishment.
Tips:During covid many cafes and restaurants are closed or fully booked for weeks in advance. Becks (few mins walk) is a must.it says fish and chips.....dont be fooled,this is in my opinion the best restaurant in I've ever used Anywhere.and would use every night with a different kind of meal.(and staff and owner are incredibly friendly making you feel not only welcome but like one of the family. As for portion size....see for yourself. The gannet(owned by Corbis bay hotel) is supposed to be good..expensive and corporate,no where close to its star rating. Access to beach is a short walk, passing train station(best option for going to St.Ives) and only £2 return. Dont use costcutter unless you are desperate. The name is a misnomer...its very expensive

A most professionally run Guesthouse with all the facilities one would expect. As I put in the Guest book, nothing was too much trouble for the owners, Mark and Ann who were attentive to my every need without being in any way intrusive. They made me and the friends who visited me feel most welcome. Especial thanks to Mark for collecting me from the station while the G7 were there, meaning that the very short journey back took 3 hours! Mark and Anna are a really wonderful pair of hosts and will stop at nothing to help you out. They have time for you, they dont rush you and they have a great knowledge of the local Area. Considering the amount of different guests they must see throughout the year, we were remembered from our previous visit over a year ago and that really is a nice thing.
Tips:Take the train! We took the train last year from London to Penzanze and then hired a car for the week, if you book in advance it really can work out reasonable. We drove this year, the journey home was just painfully slow. If you like walking, St Ives is a 30 minute walk from the B&B on the main road, but there are also lots of nice walks along the cliff tops and through the woods in to town too.

This is the third summer we’ve stayed with Mark and Anna. Nothing is too much trouble! My son has severe autism/learning difficulties and they are so welcoming and supportive, offering to help over and above what you would expect from B and B owners. We saw Mark in the main - he made us feel very welcome and we really appreciated his offer to take us down to the station given how poor the weather was. He also gave us information about getting back from St Ives without overloading us with information and was prepared to chat with us. There seemed to be a lot of flexibility about coming and going and we were very comfortable with us being treated like adults and not being "rule restricted" - I would hope that this sense of responsibility to others would be followed by other guests.
Tips:Travel into St Ives on the train is only £1 single. It's a bit of a pull back up from the station but there again there isn't much flat ground in the area so that is to be anticipated

This was our second visit to The Mustard Tree and this time we took my husbands parents with us. Once again our stay was brilliant and Mark and Anna went out of their way to make our stay as pleasant as possible. They were also very tolerant of our two crazy boys (who are 3 and 6). We most certainly will be returning again in the future.
Tips:A walk into St Ives highly recommended. When it comes to eating out in the evening though, make sure you book in advance as it does get busy in St Ives. The branch line train is easy to find and get around on. We visited Paradise Park, which we really enjoyed.

This is my third stay at The mustard tree with Mark and Anna. They are very friendly and helpful. I have stayed here twice on my own with my son who has severe learning difficulties and Autism. They have been very helpful and accommodating, supporting me with my stay, so much so I will continue to book my break away in St Ives with them every year. They are doing a fantastic job updating the decor with a fresh seaside feel. Great selection of breakfasts as well.

This is a professionally run B&B by a team who clearly pride themselves on the service they provide. Excellent break made even better by splendid hosts Mark and Anna. You really do make all your guests feel special. Nothing too much trouble.Excellent breakfasts and touches like "real" milk in the rooms! Also great to be picked up at station. Train, bus and hire car combination worked well.
Tips:Covered a lot considering the fact that the weather wasn't always kind to us.Don't miss the open-top bus ride to Lands End (out via Penzance and return along north coast to St Ives. Bus ideal for St Ives (saves trying to park!) and the same goes for Mousehole (regular mini-bus from Penzance).Very reasonable price on rail travel within Cornwall. Cornish Seal Sanctuary in Gweek (near Helston).Combine this with the Lizard (we visited Mullion Cove). For National Trust members (or anyone else!) St Michael's Mount is a must. Also try the Godrevy lighthouse north of Hayle (we could see it from our window) -splendid beach, cliff walks and cafe. Add on the wonderful singing of Truro Cathedral choir and Sea Shanty Day in Falmouth! Restaurants visited:- F & C- Beck's (twice) & Balancing Eel in St Ives, Italian: Scoff Troff (daytime only except open Fri & Sat evening). Antoninis in Hayle, The Gurnard's Head (spotted from the Lands End Bus)& the Godolphin Arms in Marazion after visiting St Michaels Mount. One final holiday tip. Trains can be late, delayed or non existent. Which is what happened at Plymouth on our return journey so as we were 1 hour late, we now await a full refund for our homeward journey! You knew this sort of thing happens to us (after our car upgrade!). Great meeting & staying with you and hope to see you again soon. Will also pass on your details to our family and friends.

Tips:I live in Cornwall, so I absolutely love the place. My best advice is to talk to Mark at the B&B, he was really knowledgeable and really helpful to all the other guests. Go to Land's End for the photo but don't spend the day there, there really isn't much there. Try the coast to coast trail in Portreath - visit The Hub and hire some bikes, it's a beautiful (mostly flat) cycle to Devoran.

Mark and Anna made us feel very welcome and greeted us like old friends, even though it was only our second stay since they took over ownership of the Mustard tree. We love the location being outside the busy town of St.Ives, yet close enough to walk in on the beautiful coastal walk or take the coastal train in (£1 single adult fare!) we have a gorgeous coastal view from the room we stay in and parking is good at the rear. The Mustard tree is very clean and comfortable, Mark and Anna are gradually redecorating the place very nicely. They do a lovely breakfast and are happy to accommodate particular preferences. A very nice place to holiday.
Tips:We were very impressed with the Cellar Bistro and the new Thai restaurant on the harbour front in St Ives (you cannot book there though). The Seafood cafe is always good but so popular that booking is essential. We had a meal in the Union pub which was excellent value and really good. Best fish pie in Cornwall we have had. Particularly on a wet evening the cinema in St Ives is good to visit. For lunch on a sunny day the Tables outside the Bumbles tearoom (near Porthmeor beach) are in a little sun trap, they do a nice lunch and yummy cakes.

Excellent breakfasts with plenty of choice. Extremely comfortable beds and well equipped rooms. Quiet location but almost on coastal path. Those who enjoy walking can walk into St. Ives centre (about half an hour) which avoids the difficult parking. There is also a bus which runs past the house and you are also very near local train station. Several places to eat in Carbis Bay itself; we would recommend La Casita just down the road. Not exactly budget but wonderful and authentic.
Tips:If you like walking you can easily walk from the house to Porth Kidney - very peaceful sandy beach. On the other side of Hayle you can park and walk along the coastal path and see the seals which cover a quiet beach at Godrevy. Further afield in the opposite direction a lovely walk along the cliff path can be enjoyed from Zennor to Gunnard’s Head where you can be refreshed before circling back to Zennor. A longer but very enjoyable walk along the coastal path can be found from Cape Cornwall to Sennen or even Land’s End.

Warm and friendly welcome from Mark who was really helpful with our enquiries about local taxis and restaurants and also with buckets and cleaning solutions for the car when bombed by seagulls! Excellent Breakfast every morning (thank you Anna). We only wished we could have stayed longer.
Tips:Just ask Mark ! He has a wealth of local information and is able to make great recommedations. Taxis locally are cheap and reliable. If youve never been before St Ives is very steep and hilly - make sure you're wearing shoes you can walk in !

Our stay at The Mustard Tree was an absolute delight! Mark and Anna are incredible hosts. They really go the extra mile to make sure their guests have the most enjoyable stay -- the room was cosy and spotless, the cooked breakfast was delicious and uses local produce, and Mark suggested great sightseeing routes and restaurants to us. Their hospitality is one of the best I have experienced.
Tips:The local Spanish tapas restaurant just 10 min walk away (as everybody recommended) was excellent -- really tasty paella and tapas and very friendly staff. Carbis Bay is a quieter beach than ones in St Ives for those who want some peace and quiet, while it's only a few minutes by train or a pleasant 30-min walk from St Ives where you can find lots of local shops and seafood restaurants.

Tips:We have been several times before and find the local bus service is best for going into St.Ives-parking can be difficult! We like going to the Tate and the Penlee Museum & Art Gallery. Barbara Hepworth's studio is another interesting visit. On a fine day Godrevy Lighthouse has wonderful views. For meals we go to Beck's restaurant and The Old Quay House- both good!

I enjoyed my stay at The Mustard Tree very much! Mark met me at the train and drove me to the B&B, which was very nice because the walk to the property is a steep one. The breakfast was excellent and cooked to the guest's own desire. We were even given fresh strawberries! Thank you so much, Mark and Anna, for your wonderful hospitality.
Tips:I recommend eating at The Digey Food Room in St Ives. They have the best scones in Cornwall (I've tried many, and firmly abide by this opinion!), and also make lovely breakfasts, quiche and soups, homemade bread, salads, and desserts. While you are in Carbis Bay, a walk up to Knill's Monument is a must. The views up there are spectacular, and the history behind the monument is interesting.

Lovely Guest House in a perfect location in Carbis Bay. Outside the hustle & bustle of St Ives but only a 3 min train ride to it from the nearby train station. Mark & Anna could not have been more welcoming and helpful during out stay and we thank them for that. Rooms are very tidy and clean with complimentary tea & coffee provided, and replenished each day. Rooms are cleaned each day and fresh towels provided. Very nice breakfast served each morning with an excellent choice. Overall, a little gem of a Guest House and we would have no hesitation in recommending it.
Tips:The Gannet Inn (almost opposite) has a lovely restaurant. Visit The Brewhouse cafe for a great place to relax with an incredible view over St Ives.

My sister and I stayed here for a wedding with my infant son and we couldn't fault it. We had such a lovely time. The hosts were very friendly and knowledgeable about the local area. Some B&Bs turn their noses up when you travel with children, this one couldn't have been more welcoming and helpful. They provided a lovely spacious, clean travel cot for my son (even though I had forgotten to request one) and a baby bath too. They even offered help with lifts down to the wedding in Carbis Bay because it was raining. Breakfast was scrummy too- fresh, local ingredients and cooked to order. 5 stars!
Tips:Have a paddle in the water down at Carbis Bay and treat yourself to a cream tea in the Carbis Bay Spa Hotel.

The coastal walk into st.ives has views to die for but it's a bit hilly in places so good footwear is a must. Lovely welcome. Anna very kind and courteous host. Breakfast wonderful but felt the times could be extended to give guests more flexibility to plan their days . We feel that the bedroom could have done with a reading lamp over each bed rather than just one lamp in the middle of both beds. The sink proved small in the bathroom and it was a little difficult to fill the kettle/ wash. The cabinet above the sink jutted out too much so you could not put your head over the sink to clean your teeth. The cabinet would possibly be better replaced with just a mirror on the wall. Overall facilities were wonderful and we would definitely recommend The Mustard Tree. We would definitely stay again.
Tips:We would recommend La Casitas restaurant just around the corner for your evening meal. This establishment is well situated as Carbis Bay railway station is just around the corner so once you have parked your car at The Mustard Tree you can leave it in the car park for the duration of your stay and use public transport as a means of getting around.

Anna and Mark are Very welcoming and friendly. They have a large, modern home set back from the road with an attractive garden. our room was very comfortable, warm, clean, a good size and had a view of the sea. The towels were large and thick. There is a good sized car park. The location is brilliant, being so close to the coastal path into st Ives and walking distance to carbis bay railway station (one stop away from st Ives), plus it is situated on a road with a bus route into town. The breakfast menu is good and varied and the food was lovely. A really good place to stay.
Tips:St Ives is a lovely town but not good for taking cars into as it was once a fishing village, not made for traffic! Being able to get into town easily, leaving the car at the mustard tree is a real bonus. There are numerous bars, pubs and restaurants. It does get very busy in the summer so worth booking tables in advance. Carbis bay is stunning and within walking distance.

The location is great. We found this easier than staying in St Ives as there is ample packing. We walked both ways to St Ives and it was a nice walk. The area is very scenic with beautiful views across Carbis Bay. Mustard Tree is lovely, bright airy rooms with a fridge stocked with juices, chocolate bars and fresh milk every day. Breakfast is huge. Mark and his family went over and above board to look after us. If I were to visit the area again, I would definitely stay here. I wouldn’t even bother to look at the other hotels in St Ives as it is congested and parking is a nightmare. There are a couple of nice pubs on the way down to St Ives if you want to stop for a drink break.

We enjoyed an excellent 2 night stay at the Mustard Tree, finding Mark a friendly and welcoming host. The breakfast was also very good and well presented. Cleanliness is of a high standard and everything was conveniently thought out in the bedroom. We particularly liked the fridge which meant we could enjoy fresh milk, rather than fiddly little plastic pots, with our morning tea. The garden which surrounds the property is beautiful.

Tips:I would highly recommend the Bean In vegetarian and vegan restaurant in St Ives. There is a lovely atmosfere in St Ives harbour with many cafes and restaurants and a very good shopping with various shops and art galleries. Trips to Minack Theatre and Land's End are a must. There is lots to see at St Michaels Mount near Marazion and you would enjoy coastal walks to Zennor, Cape and Levant mines.

Very friendly, very calm and cosy and spotlessly clean. We had such a warm welcome and every need was accommodated even though we were only staying for one night. Fabulous sea views across to Godrevy Lighthouse were a total bonus! And thank you for welcoming our 3 year old daughter so warmly too.
Tips:it is a steep walk down (and back up!) to the beach, and when we arrived there ewas a wedding on at the hotel which seemed to be the only place to eat (I might be wrong..). So we ended up driving to St Ives. This was not a problem for us at all, but something to note if you have not been to Carbis Bay before. Having said that, the beach is absolutely dreamy so well worth the effort!

When we come to Cornwall this is where we always stay, Anne and John are always so welcoming and the rooms are very comfortable especially the bed in room 6 which has the most fantastic view of the bay, our favorite room. The decor is just right not to fussy but enough to make it homely. John's full breakfast is a real treat.
Tips:The walk to see the seals at Godrey is my favorite, we saw about 70 seals last weekend, such a treat. Cape Cornwall is a nice place where there are also seals, and the drive back to St Ives past Zennor is lovely. Kynance cove by the Lizard is very atmospheric. Our favorite restaurant is Peppers in St Ives which we always book before we come.The duck confit is delicious, it has a good atmosphere and the sataff are very pleasant.

This is a homely place to stay with very welcoming hosts in Anne and John, it really was like a home from home. Anne is very knowledgeable about the local area and beyond with recommending short or long walks, places to eat etc. Breakfast was no trouble as the choice is very wide plus there maybe specials not on the menu, Anne will let you know that morning. Nothing was too much trouble and I have no hesitation in recommending The Mustard Tree.
Tips:Read the welcome pack (in every room) as there is a lot in there. The walks have fantastic views but is a little hilly so if you dont mind taking your time all are well worth it. Walk to St Ives in 20 mins (thats very quick but you could) or take the train as the station is 5 minutes walk away. There are three beaches within 15 minutes walk and even in July at least one has very few people on it. Its a great base for car touring from too because when you return your still only 10 minutes from the beach for the evening.Fantastic.

Enjoyed our stay here. Anne and John were most welcoming. The room was clean and well stocked with tea, coffee and chocolate! Breakfast was delicious with good choices available and all locals produce.
Tips:We took the bus into St Ives which was handy at both ends of the journey. Taxi back was £6. We ate at La Casita in Carbis Bay on the first evening which was lovely and would recommend. Be wary if going down to Carbis Bay beach... it's a bit of a climb back up!

We can heartly recommand the Mustard Tree. When we arrived Mrs Hammond offered us a nice cup of tea in the beautiful salon. She took her time to chat with us and gave us very friendly explications about the area. John Hammond prepared us every morning a very good cooked breakfast. There was a big choice.Besides other good things we loved a lot the 2-3 different fruits every day like blueberies, strawberries, cherries, melons etc. We stayed 5 days in room number 9. I loved the red coloured bed sheets. Anne and John Hammond were during our stay very attentif and friendly. Loved our stay with Ann and John. John does a brilliant breakfast! Ann is a lovely hostess and always has advice on where to visit and things to do. Location was perfect, Carbis Bay is a 4 minute trip by local train to St Ives and actually is more chilled out so not as crowded as St Ives itself so was nice and relaxing. You can walk to St Ives along a lovely coastal path, takes about 1/2 hour at most with amazing view of the bay and harbour, well worth the effort.
Tips:We went to a few restaurants in Carbis Bay which were all great including La Casita - Spanish tapas and more, Becks - great fish and chip place, and the Bean Inn - lovely little vegetarian. We also went a couple of times to The Gannet which is literally over the road from The Mustard Tree and that was great food. Things to do, Carbis Beach is lovely and when we were there it was quiet. Eden Project is a must see as are the lost gardens of Heligan. St Michaels Mount is good and you can get a bus there and around the area very easily and is recommended if you don't want to negotiate the very narrow roads yourself, there are buses to loads of places.

I was very impressed with the warmth of the welcome and the quality of the accommodation and service. I had booked a single room but was upgraded to a double and it was extremely comfortable. Small points such as a fridge with fresh milk made the stay pleasant; breakfast was of a high quality and varied. Information provided by the hosts was helpful. I couldn't fault it. The price was competitive and I highly recommend The Mustard Tree.

Second time we have stayed here and each time has always been of a great experience. Anne and John are so welcoming and The Mustard Tree has such a homely, cosy feel to it. The bed was extremely comfortable, as are the pillows and the rooms are tastefully decorated. There are free drink making facilities in the room and a mini fridge where you can purchase additional juice, bottled water, chocolate etc, all reasonably priced. The room was spotlessly clean and we stayed in room 6 which had an outstanding view of the bay, so if you like a room with a view, book this one. Breakfast was again of excellent quality. There is a breakfast menu to choose from. I had the English Breakfast and toast and marmalade (locally produced and the best marmalade ever) There are also plenty of other options like yogurt, cereal etc that you can also have alongside the Breakfast menu. Anne and John work as a great team and this reflects in the relaxing ambience of the guest house. I would rate this 6 stars out of 5! It is fabulous value for money, ran by a 'people person' couple and is set in a lovely location. I look forward to staying there again soon.
Tips:On both occasions that I have stayed here they have been for a one night stay to attend a family get together so unfortunately I have not really had the opportunity to go out and about and explore but I do know that it is on the cards for the future as St Ives is a very beautiful part of Cornwall and I look forward to returning to see the sights. Some of my family moved here from the West Midlands and I can understand why. It is very pretty and a very friendly place.

We had a fantastic week at The Mustard Tree. Anne is a perfect hostess and will give you lots of handy advice, and places to go off the beaten track. The room was superb, and it was a great idea to have a fridge for the daily fresh milk. Ample wardrobe space and good large shower (Room 1) We did not get a chance to speak to John, apart from a little "hello" occasionally. I think he's a bit shy... BUT, he makes the best breakfast! All locally sourced and super tasty. Cannot praise the place enough. If we return to the area, we shall not hesitate to stay. Thank you both.
Tips:Lovely restaurant down the road called 'La Cassita' probably one of the best meals of the week. We also tried 'Becks' in the same area but would not rate it. It's okay, but just overpriced fish & chips and felt as if I was sitting in a canteen. Fabulous Sunday lunch at The Cornish Arms, Hayle. A few miles down the road.

We have just returned from Cornwall after a 5 night break for a wedding, we stayed here for two nights along with the rest of the wedding party. We came down from London to stay at The Mustard Tree for a wedding taking place in Carbis Bay Hotel. We were offered the option of staying at the hotel, but when we arrived at our B&B, we knew it was the right choice. The B&B was clean, very well situated and our hosts were incredibly friendly and welcoming. Originally, I was to come alone, but on the day a friend wished to stay with me. Our hosts were very accommodating and changed my room to a twin room at short notice. Overall we had a very pleasant stay for a good price and yummy breakfast included. I would certainly recommend it to anyone staying in the St Ives area.
Tips:The B&B is a short drive away from the glorious Carbis Bay Beach, the town of St Ives and Padstow. Alternatively, all these places can be explored on foot as beautiful costal trails are also close by.

We had a warm welcome. The room was spotlessly clean and it was useful to have a fridge in the room. The breakfast was excellent and plenty to choose from.
Tips:We dined at the Badger Inn at Lelant on the first night. Excellent food but don't walk, it's rather a long way. We went to the Atlantic on the second night but we weren't impressed. Poor service and food. If we came again we may try Beck's Fish restaurant just along the road, that looked good. We would definitely go to the Badger again.

John and Anne were excellent hosts. Nothing was too much trouble for them and the cooked breakfasts were superb.This B&B deserves the 4 stars awarded to it from the AA.
Tips:Travelling by car the B&B was easy to find with its large noticeable sign on the main road into St Ives and is pleasantly situated, not far off the main road at all, at the end of a quiet cul-de-sac. We were at no disadvantage staying outside St Ives. The B&B guide in the room (+leaflets) provided suggestions/advice of what to see and do.

A lovely relaxed atmosphere and the rooms have what you need for a B&B. John and Anne are lovely and welcoming and The Mustard Tree is located in an accessible part of Carbis Bay to get you into St Ives. Parking at The Mustard Tree is available at the back which is a bonus. A cot and highchair are available which helped as we had our granddaughter with us. The only problem for me was the shower was very small and not much room for moving to wash, nothing major though. Would definitely recommend The Mustard Tree with the reasonable prices for rooms. We were made to feel so welcome. We had a great stay.
Tips:The Atlantic restaurant over the road from The Mustard Tree is a must for food. Delicious and good service. The walk into St Ives from The Mustard Tree is well worth it as the views from the roadside are beautiful. There are regular buses on the main road and the train is every hour. Note that the walk back to the Mustard Tree from the train stop is steep and with a buggy can be quiet a struggle. The Tate Gallery and Barbara Hepworth Museum are good to visit and outside The Tate you can watch the surfers unless you can surf which you will be in the sea! The beaches are spotless and everything to see and do is within walking distance. St Ives is stunning the views beautiful.

Ann was so friendly and helpful, it felt as though we had known her for a long time although our stay was only 4 nights.
Tips:We ate at three eating places which Ann recommended, La Casita and Atlantic Hotel which were very good and at Becks Fish and Chips which was amazing and excellent value for money.(Not just fish and chips!) All these were within walking distance of the Mustard Tree. We visited Tremenheer Sculpture Gardens which we really enjoyed. Also the drive from St Ives around the coast to St Just.

A very professional and clean guest house. It is clear that Anne and John care about their business and they demonstrate this through the cleanliness, attention to detail and superb breakfasts. The room we had was a bit on the small side with not much storage space and a tiny ensuite which may cause aproblem if guests are staying for a few days but was adequate for us staying just for 2 nights. Anne was the sociable one out the two and would provide tips on eating out and placea of interest to visit.
Tips:Becks fish and chip restaurant down the road is superb and well worth the money. We also enjoyed our coastal walk to st ives and also the other way to Hayle, which we think was about a 7 mile round trip. We also enjoyed eating at the Cornish Arms pub which provides plentiful home cooked meals.

Had a lovely time at the Mustard Tree. John and Anne are very welcoming and accommodated for our needs. I am heavily pregnant and Anne made sure I was comfortable and gave good advice for things to do around the area and where to go and how to get there. The room had everything we needed and breakfast was superb every morning. We had an amazing view of the sea from our bedroom window which was wonderful to wake up to. Thank you John and Anne we really enjoyed our stay.
Tips:There are a few restaurants close to the B&B which serve lovely food. St Ives town is a 5 minute drive Away or u can get the bus which is just outside the B&B. The beach is a 10-15 minute walk which is downhill. We had a car and was able to go to many places such as the Eden project and at Michaels Mount. I would recommend the Mustard Tree if you want to explore St Ives.

As a hyper-critical person by nature it is a great thrill to write this review. My two night stay at the Mustard Tree was unequivocally the best hotel/B&B experience I've ever had. I've been all over the world in everything from five star hotels to very humble dwellings and this beats the lot. John and Ann have simply walked through the guest experience and catered for everything! Even fresh milk (!) in the room fridge and Wifi everywhere. It is so close to perfect that it should be used in a training video for all aspiring hotel and B&B owners. Two complaints: in the full English breakfast the sausage was not great. And don't walk there from the train with your luggage - you'll need climbing equipment. I'll stop now. The Mustard Tree is eye-wateringly brilliant!
Tips:If coming by train call ahead. I'm sure you can get a lift to the Mustard Tree.

Anne was a splendid host, very friendly and always generous with her smiles and welcome. I really enjoyed the breakfast every morning and John's fried toast! My only regret is that I was unable to try the fresh croissants on the continental breakfast.
Tips:The B&B is located in a more residential sort of area and it is quite a walk to St Ives. If you enjoy walking, this is a very scenic route along Carbis Bay. However, the walk to the B&B is rather steep down to the bay, so do be aware of that. It would be very convenient if you have a car, however if you don't, there are local buses running to Penzance, St Ives, Marazion and nearby towns about 200m from the B&B, which is quite convenient. Just be aware that the buses are usually about 5 minutes behind the schedule printed on the bus stop.

A very comfortable room which was kept very clean. A warm welcome from Anne and John who gave us a much needed cup of tea before showing us where everything was. A friendly and helpful service throughout our stay.
Tips:The "La Casita" restaurant is a short walk away and served really well cooked food from an extensive menu. The buses are frequent, just a short walk from the front door and it was good to leave the car behind.

Location pretty good if travelling by car and need to park somewhere accessible to St Ives itself. It's about a mile and a half and five or ten minutes on the bus. When buses dwindle late in the evening (after 1038) I guess a taxi would be about £7. (Now I've spent a few days in St Ives I know one or two little places to park easily (if you're prepared to walk back up steep hills!)) Otherwise an enjoyable and well looked after two night stay. Was travelling solo.
Tips:There are bus time tables freely available in the Mustard Tree amongst the tourist information brochures. I arrived when the owners were out on a hospital appointment and their friend who was minding the shop was a bit unaware of bus times. So I got to the stop, about 100 yards towards St Ives, around 15 minutes earlier than I needed. Could have relaxed for another 10 minutes over the welcome cup of tea and chat!

This B&b was a perfect pick for our Easter stay. Located near St Ives a 30 minute walk on the coastal foot path. Located 5 min walked to beach. We had a lovely sea view from our room. Breakfast was included each day which included a delicious cooked breakfast or there were a few other options. The hosts were very lovely and helped in every possible way regarding restaurants, things to do etc.
Tips:Go for dinner at the Sea cafe resturant in St Ives. Check out Becks fish and chips in car is bay. Go see Godrevy lookout, located 15 min drive. Beware you have to pay for parking at lots of the sights. Go to St Michaels mount and Bedruthan steps.

Our stay with Anne and John at the Mustard Tree was lovely. It is in a very peaceful location and the beach at Carbis Bay quite simply is the most beautiful in the area. It felt like a blessing to stay just outside of St Ives which got pretty busy. We felt like we had our own space.
Tips:The Seafood Cafe in St Ives is delicious with gorgeous service. Also highly recommend getting the beach view from the Tate Modern cafe, with a glass of wine and a board of local cheeses... well it was pure delight. The coast walk towards Zennor was good for the soul.

Tips:For anyone visiting Carbis Bay, a walk on the beach is a must as it is lovely, even in horrible weather! There are many beaches in St Ives as well and one can experience them all by taking a walk along the coastal path from Carbis Bay to St Ives. Make sure you are wrapped up with a decent coat though in certain seasons, as the rain and wind is strong!
